Our Valuation Services
As RICS Registered Valuers, our Chartered Surveyors are qualified to undertake valuations across all market sectors. There are certain moments in life when a professional valuation of assets becomes essential, such as following the death of a family member, during the sale or transfer of a property, within a divorce settlement, or when applying for a loan. Our Valuers also act in Arbitration, Expert Witness, and Dispute Resolution.
We use our in-depth market knowledge and reasoned analysis in providing specialist and intelligent valuation services to clients across all property sectors, including:

The three most common types of valuation are:
Red Book Valuations
In most formal circumstances, a Red Book valuation is required. This is a detailed, independent, and fully documented assessment of a property’s market value, prepared in accordance with the strict professional standards set by the Royal Institution of Chartered Surveyors (RICS).
A Red Book valuation must be carried out by a RICS-registered valuer, ensuring the report meets all required professional and ethical standards. These standards cover aspects such as duty of care, qualifications, methodology, and the minimum content required in the final report.
Because of these rigorous requirements, a Red Book valuation provides a consistent, transparent, and reliable basis for decision-making. It gives both clients and third parties confidence that the valuation has been prepared to the highest professional standards – from inspection through to reporting.
Due to the level of work involved in completing a formal Red Book valuation, these can be quite expensive, and the scenario does not always warrant such a report


Market Appraisal
You may also come across the term Market Appraisal when discussing property values. A Market Appraisal is quite different from a Red Book valuation. It is typically a more informal estimate provided by an estate agent, intended to indicate a property’s likely selling price on the open market.
While Market Appraisals can be helpful for understanding general market conditions or setting an asking price, they are not suitable for legal, financial, or formal reporting purposes that require verified valuations.

An Informal Opinion of Market Value
The third approach, which could be viewed as a hybrid, is an Informal Opinion of Market Value. Effectively, it is a very slimline version of a Red Book Valuation, which can serve as a starting point for estate planning. It will not go into the same level of detail, nor will the valuer research the subject asset or property to the same extent. It is simply an opinion of what the property is worth at that time based on an educated estimate, without significant reference to comparable evidence or other scrutinised evidence, but having regard to the essential factors influencing value.
Whilst this approach is still charged for, it is often cheaper than a formal Valuation due to the less work involved.

Red Book valuations, Market Appraisals, and Informal Opinions of Market Value each have their place. However, obtaining the correct type of valuation from the outset can save you both time and money. All of our valuers are qualified Chartered Surveyors accredited by the RICS as Registered Valuers. Many of our rural and agricultural professionals are also qualified as Fellows of the Central Association of Agricultural Valuers (CAAV).
