Rural Estate Management is currently facing a changing landscape and is one that is coming under more pressure. Rural Estates generally comprise a mixed portfolio which can include land, commercial and residential properties and whilst these have changed and adapted over the centuries we are now at a point in time when Estate owners are faced with a more distinct set of challenges in a much shorter timeframe.Global concerns, changing domestic policy and external pressures have resulted in some Estates having to adapt to survive. Changing farming policy and the gradual reduction in direct support payments from BPS towards rewarding landowners through more environmentally focused farming is already happening. In addition to this, we are likely to see further opportunities in providing land for Biodiversity Net Gain and collaborative farming.
With the lack of support from farming subsidies, many Estates are looking towards diversification projects to create new income streams. For instance, we have recently been involved in creating a renewable solar energy generation project on roof space on an Estate and are currently exploring the conversion of a redundant building into commercial space.
Estate Management is evolving. At Symonds & Sampson, we recognise the challenge of identifying the right opportunities for Estate owners in order to maximise their assets.
Each generation of land and estate owner hopes that their legacy will be to leave their property in a better condition. Although many are now finding themselves at a point in time where they are faced with a number of great challenges, there is also a wealth of opportunities for rural estates.
Working with a variety of landowners throughout the residential, commercial and agricultural property sectors, Symonds & Sampson offer tailored and comprehensive management services throughout Dorset, Devon, Somerset, Wiltshire and Hampshire.
