The journey may start with bare land, it may start with redundant buildings in towns, villages or in the countryside. From establishing GDVs on a potential site through to point of sale, our agents will offer a bespoke and comprehensive service.

Preparing a site for the market. Understanding the Gross Development Value (GDV) at the concept of development is key. Whether the starting point is a green field, or a site already with Planning Permission, the combined expertise within Symonds & Sampson’s professional departments will ensure that the appropriate actions are taken.

We can advise whether full or outline planning permission for a site is the most appropriate, and give consideration to Section 106 contributions, low cost and/or affordable housing allocations. These decisions are all factored into calculating the GDV, and ultimately gaining the most appropriate planning to maximise the value of the site.

In establishing the likely value of the land, we will also evaluate the best method of achieving a sale. Private Treaty, Tender (informal or formal) and Auction are the most common methods of sale.​

Selling on your behalf. You may decide to sell a site with planning permission, you may develop the site and sell the finished property. Symonds & Sampson will help identify the most suitable method of sale, be it private treaty, tender or auction. We use the latest technology with detailed CGIs, site plans, floor plans and professional photography to create high quality bespoke marketing.  to ensure that your property or land reach the widest audience.  Open days and show homes are an effective way of generating interest in new properties.
