After a steady start to the year, Symonds & Sampson report a significant upturn in activity in the Farms & Land market across the southwest, with notable spring sales proving that, in regions with progressive, acquisitive farmers, demand is keeping values strong.Head of Farm Agency Will Wallis was pleased to announce the sale of Lower Kingston Russell Farm, a 484-acre dairy farm in the Bride Valley between Dorchester and Bridport. The farm attracted considerable interest when marketed in the latter half of 2025, both locally and from further afield. The sale to an expanding farmer secures the future of this viable commercial dairy farm at a time when the industry faces challenges.
In Somerset, Lucy Carnell reports the sale of the 188-acre Hill Farm at Chilthorne Domer, which attracted considerable interest from local buyers and was eventually sold to an expanding local farmer for over £13,500 per acre.
In Wiltshire, Gabriella Placidi secured the sale of Amouracre Farm near Trowbridge. The 64-acre farm attracted predominantly local interest and will continue to be run as a grassland farm supporting livestock rearing. Elsewhere in Wiltshire, 5.5 acres near Malmesbury were sold at the guide price within just two weeks of launch. The land was sold to a local equestrian, but other interests included an investor looking for land for tree planting.
Elsewhere, when sold through private treaty, auction, or tender, smaller parcels of land attract interest from local farmers, lifestyle and conservation buyers. George Whittaker took land at Bell Farm, Loders, to auction in April. A total of 44 acres with some barns was sold in three lots. All sold in excess of £11,000 per acre following a good level of interest from local farmers, lifestyle buyers, and those with conservation interests from further afield.
Further east, 35.59 acres of land at Organford with some buildings formerly used for dog shows as well as agricultural use were offered for sale by Formal Tender through our Wimborne office, achieving £13,641.
Land has starred in Symonds & Sampson’s recent property auctions; 37.3 acres near Crewkerne and 30.31 acres near Somerton sold at £12,000 and £10,000 per acre, respectively, a 1.32-acre paddock near Chard sold for over £30,300 per acre, and 2.43 acres of woodland at Litton Cheney sold for over £20,500 per acre. Location, location, location has always been key, and this proved the case particularly when 2.7 acres of permanent pasture with stables at Marnhull, Dorset sold for over £57,700 per acre.
