We will offer market advice, identify the type of letting best suited to the property, the levels of letting and management service we can offer, and – using direct comparables - provide an indication of market value.

Legislation and Safety Regulations. Legislation is constantly changing, and a myriad of safety regulations govern property letting. Our experts are have their finger on the pulse to ensure that our Landlords are up to date as changes happen, particularly with the Renters Rights Act, which is now law, and has changed property letting as we know it. We run seminars, circulate newsletters and help all Landlords keep abreast of legislation. Additionally, we will ensure our clients are aware of the necessary checks and certifications required prior to the tenancy commencing..

Negotiating Tenancies. ​Having an experienced agent to quantify interested parties and help evaluate the potential for a successful tenancy is crucial to ensure the negotiation and smooth running of your letting.​

References and Financial checks. ​When a suitable tenant has been found and terms agreed upon in principle, we will undertake a thorough referencing procedure. On completion of this, we can present a well-researched proposal to a landlord before progressing with the preparation for a tenancy.​

A bespoke tenancy agreement. A comprehensive agreement will be negotiated, setting the ‘rules’ of the tenancy for all to understand and adhere to.

Once a tenant has moved into a property, our dedicated property managers can provide a full and comprehensive management service throughout the tenancy, to include rent collection, property visits, manage repairs, safety checks, and oversee tenants vacating.
