Will Cairns joined Symonds & Sampson in 2021, having graduated from Reading University with a BSc in Real Estate. In an article in Country Matters 2026, he reflects on taking his APC exams, the final step in his journey to becoming a fully-fledged Chartered Surveyor and RICS Registered Valuer.“In April 2025, I passed my Assessment of Professional Competence (APC) and am now a Rural Chartered Surveyor and an RICS Registered Valuer. Getting to this point was a challenging but rewarding process, and I’m hugely relieved to have reached this milestone.
“The APC journey begins with a structured period of training, during which candidates work to achieve the competencies required for their chosen pathway – in my case, rural. These are split into technical and mandatory competencies. The technical side includes matters you’d expect – valuation, agency, planning, and management of the natural environment. But equally important are the mandatory competencies, which underpin the professional standards expected of all chartered surveyors.
“Over the structured training period, the focus was on building depth and breadth of knowledge. Each competency required evidence, reflection, and demonstration of professional judgement. I was fortunate that S&S was extremely supportive throughout, providing exposure to a wide variety of work and guidance from colleagues. Working closely with my in-house supervisor and counsellor was invaluable in shaping and refining my final submission.
“This final submission included preparing a summary of experience, a case study, and a CPD record. Writing the case study needed to showcase not just what I had done, but why I had made certain decisions, how I had considered alternatives, and how I had given the best advice to my clients. It was as much about demonstrating reasoning as it was about outcomes.
“Finally came the interview itself - a presentation of my case study and a rigorous hour of questioning from experienced assessors. It was nerve-wracking, and I rehearsed as much as I could in front of as many partners and staff in the firm. Practising in front of your peers and ‘friends’ is one thing, but in front of the panel via Zoom was exhausting.
"Looking back, the panel were friendly and straightforward, but at the time, before and after, I was fighting shadows - why did they ask me that? Did I answer correctly? Was I too relaxed, or uptight, arrogant? Maybe I didn’t sell myself enough.
"All that anxiety, but there was no need to worry - a pass. Phew!
"Now, having qualified, I assist graduates preparing for their own APC – passing on the same support I was fortunate to receive. The process was tough, but it has ensured I am ready for my professional career ahead."
