There was a time when the very concept of covering over valuable farmland with solar would have been considered an appalling concept. Indeed, in many cases, people still do consider this to be the case. Yet there is a need. England has committed to going carbon neutral by 2050. Right now, that may seem to be a lifetime away, or possibly a problem for the next generation to think about, however, those 26 years will quickly pass and there is a lot to do if the country is to meet its target. We do not know today what types of new technology will emerge over the next 26 years, but in the meantime, much of our landscape is being taken up by non-food producing uses, such as re-wilding, nutrient neutrality, or phosphate off-setting, SANGs land or even development. Some of these are essential for our ever-growing population, some of these are essential to protect our diminishing natural habitat.
If you are considering taking land out of production, to enter it into one of these schemes or long-term projects, you need to ask more than what will the income be? Consideration needs to be given as to whether it is right for you and your family. Have you considered the impact on tying up land for 30plus years or possibly disposing of it entirely? What are the Tax implications? Should you pass the land on to the next generation before entering into these discussions. Can you get out of the scheme?
Symonds & Sampson can advise and guide you in these life changing options, and if you are considering any form of alternative use, we strongly urge you to consider taking professional advice on the implications, especially when so often the cost of that advice is covered by the developer in question.
