Building Surveyor James Shapland introduces three recent case studies where our interlinked expertise has contributed to a successful outcome for our clients.

Replacement Dwelling 
Symonds & Sampson were engaged by a client wishing to replace an existing dwelling.  Our Planning Department and design team oversaw the planning requirements including the discharge of planning conditions, while our Survey & Design Department prepared the technical design and application for building regulations for this large replacement dwelling. As the photograph shows, the project is well underway and will be complete by the end of summer 2023. (Main image above)

New Dwelling in a Conservation Area
Symonds & Sampson were engaged to handle a tricky planning case where a client wished to build a new cottage within a Conservation Area. The process then involved the discharge of planning conditions and minor variations to the approved consent. We then prepared the technical design and secured building regulations approval, and again the project is nearing completion.



Conversion of a range of Traditional Farm Buildings to Holiday use
A client engaged Symonds & Sampson to manage a diversification project, hoping to convert three farm buildings in the Mendips to high-end holiday accommodation. A careful approach was required to address ecology and drainage matters, and, working with external consultants, this initial challenge has been successfully overcome. Our design team are now working on details to discharge the planning conditions following a grant of consent.
