Somerset Land Prices Stay Strong

Symonds & Sampson’s June auction raised almost £3 million as properties in five counties went under the hammer.

Auctioneer Mark Lewis was delighted to see a full auction room in Sherborne. "We knew it was going to be a busy auction, with strong proxy, telephone and online bidders, but the room was overflowing with people keen to join the sale in person. All combined to create competitive bidding and achieve strong prices.

Land was particularly sought after; 3 acres and stables at Osmington overlooking Weymouth Bay sold for £167,000, and 1.31 acres on the edge of Leigh near Sherborne sold for £88,000. Further afield, a tiny parcel in Cornwall made £15,000. 345 acres of woodland subject to a 999-year lease from the Forestry Commission was a big attraction, eventually selling for £175,000.

The most excitement, however, was for 37.40 acres at Lamyatt near Shepton Mallet. Twelve registered bidders battled it out to surpass the guide of £300,000, the hammer eventually falling at £595,000, an impressive £15,909 per acre. A further 3.93 acres in the same area sold for £22,000 per acre."


Property also sold well, as Auction Partner Meredith Wallis added, “There were some last-minute technicalities to overcome as people registered to bid at the very last minute, but these were soon overcome and all would-be purchasers could join. We were delighted with the results, and amongst the most notable were a bungalow in Yeovil selling for 77% over its guide of  £150,000, three properties in Liskeard sold for £240,000, and a handsome house near Axminster made £290,000. A cider farm at South Petherton proved popular, selling for £500,000, but the star of the show was a barn and 5 acres near Shepton Mallet, which sold 132% above the guide."
