Residential Sales Market Update

The last quarter of 2023 ended positively despite the initial uncertainty in the Residential Sales market due to steeply rising interest rates and stubborn inflation. The rates froze in late 2023, and the turn of the year brought brighter prospects. Some lenders began offering enticing fixed five-year deals of under 4%, significantly improving buyer sentiment in 2024. The feeling of uncertainty and the squeeze on available cash consumers were facing both showed signs of moderating, instilling a sense of optimism in the market.
 
Today, the residential market is showing promising signs. The number of registered applicants continues to rise, and instructions and sales are up from last year. Correctly priced properties sell at or close to the guide prices, indicating a healthy market. However, the conveyancing process still frustrates many sellers and buyers, a challenge our agents are committed to helping clients overcome.

The election delivered a Labour landslide. Regardless of political opinion, elections tend to bring good news for the housing market, with predictions of a fall in interest rates and inflation. Our region, known for its resilience to broader market turbulence, is also attracting more people looking to relocate here. These factors could and should lead to a stronger second half of the calendar year.
