Symonds & Sampson held the West Country’s most successful March property auction when they raised over £3 million for their clients in Sherborne on Thursday. Lots in Dorset, Devon, Cornwall, and Somerset proved popular, and over 3,000 legal documents were downloaded by eager bidders.Auctioneer Mark Lewis was pleasantly surprised by the prices on some of the lots, “Agricultural land values are holding up and although we sold village-edge land at Nether Compton near Sherborne for £10,000 acre, it was the larger lots at Minterne Magna that were the most encouraging. 21 Acres of woodland sold for £5,600 an acre, and 42 acres of arable land sold for £10,500 per acre.
“An interesting property for renovation or replacement near Wareham sold for 66% above its guide, whilst a terraced house in Yeovil went for 42% above the guide”.
Head of Auctions, Meredith Holmes added “There was great excitement about a property in St Austell in Cornwall which sold for 63% above the guide, but this was trumped by Rustic Cottage at Axmouth near Seaton. The Grade II listed cottage requires comprehensive refurbishment and repair and attracted terrific interest, including from a couple honeymooning in Venice who had set their hearts on it. Bidding over the internet, they just missed out as it sold for 144% above the guide. We will have to see if we can find them something in our 18 April, 16 May, or 20 June auctions.”
