Our design team often works independently or as part of an inter-professional team, joining forces with our Planning Consultants, Estate Managers and Commercial Surveyors to provide a holistic design approach; be it a small scale domestic extension, through to new build and conversion projects.
With knowledge from across the construction process from inception to completion our Surveyors are well placed to offer development monitoring services on behalf of lenders. A keen eye and a swift response is often required. We currently act for large banking groups in conjunction with our commercial and development Valuers.
We can advise on design aspects from the early stage of your project, assisting to develop a brief and advising on how early design ideas may affect the construction of and use of a building. We also offer a more technical design solution, often working with structural and drainage professionals, for example, to work towards a submission under the building regulations.
Once your project has the green light, we can work with you to specify precisely what you require and what the contractor will need to know. This process is often in the forefront of the designers, and clients, mind from the very early stages of inception and our early involvement can make the accumulation of detail more straight forward. We regularly use a pool of trusted and approved, local building contractors and can advise on the most appropriate method of procuring your project and assist you through the process.
The implementation of the detailed design can be managed onsite. The quality of the finished product and the smoothness of the construction phase can be managed formally, or less formally if you require. From the formal Contract Administration process, to a more tailored solution can be provided to achieve the goals of the project.
An essential part of buying a house is the pre-purchase survey. It is far better to be fore-warned of any longstanding, or potentially serious defects prior to exchange of contracts. Our fully qualified Building Surveyors offer the full breadth of RICS surveys, from Level 1 to Level 3. We can also offer advice and due diligence prior to embarking on a commercial transaction or lease renewal.
The sympathetic approach required for works to a Listed Building or heritage asset are quite often overlooked or simply not understood. Heritage property requires a soft and understanding approach, with reasoned justification and assessment of the property, its history and setting. Our surveyors have regular success with alterations to these types of property; be it refurbishment, extension or repair work and we understand that inevitable change to our historic environment needs careful management – conservation.
Whether you require an updated, or new, insurance reinstatement figure, we can advise on what may be an appropriate sum to insure your residential, agricultural or commercial building for on a total reinstatement basis. If the worst happens, and remedial works are required to your property we are also experienced in dealing with insurers and loss adjustors in the event of any claim being made.
The relevance of a Party Wall and the effect that misunderstanding its relevance can have on a development, or even simple repair works, can often cause delay when not understood or tackled. We have the necessary knowledge to advise on Party Wall matters.
Working alongside our Commercial Surveyors, we can advise on repairing obligations under the terms of a lease and report to landlords or tenants in respect of their obligations to repair. This is known as the Dilapidations process.
