What’s in a Letter?

An attractive stone barn with Class Q permission to convert to a dwelling with up to 33 acres on the outskirts of the market town of Okehampton comes to the market through our Axminster office. Angela Gillibrand tells more.

What’s in a Letter?

The English have a unique relationship with the letter Q - the second least used letter in our alphabet. Whether Q, James Bond’s boffin, inventor of exploding pens and laser watches, minding your P’s and Q’s or (to stretch a point) our national pastime of Queuing, we can now add Class Q to the mix.

Introduced in 2014, Class Q is a form of permitted development which supports housing supply in rural areas and allows the conversion of agricultural buildings into dwellings (subject to certain conditions and limitations), where planning permission for a new home would be unlikely.

Our love affair with converting barns became more common in the 1980’s when many disused agricultural buildings were turned into dwellings.  Barn conversions continue to be hugely popular and desirable, offering the opportunity to create unique homes with contemporary living spaces.  Often open-plan, they seamlessly combine traditional and modern design.

Symonds and Sampson are excited to offer this rare opportunity to acquire an attractive stone barn with Class Q permission to create a 3 bedroom dwelling.  The resulting home will feature a contemporary open-plan living space with lovely views on the first floor and the bedrooms below. Strategically located on the edge of the ancient Devon market town of Okehampton, which nestles in the northern foothills of Dartmoor, this traditional barn comes with further barns and 13 acres of pasture.

There are three further lots of pastureland ranging from 3 to 10 acres.  They offer a variety of features including fishing rights and frontage to the East Okement River, direct equestrian access to the Moor, woodland and potential for future alternative uses (STPP). In all 33.17 acres.

The Land & Barns at Kempleys are for sale by Formal Tender as a whole or in four lots. Tenders close on Wednesday 17th November 2021 at 12 noon. The Guide Price for Lot A to include the barn with Class Q is £295,000. For further information please contact Ross Willmington or Angela Gillibrand of Symonds & Sampson on 01297 33122.
