Charlie Snow reports on a valuation of the UK Storage Company premises within the region recently carried out by our commercial team
Versatile, modern industrial units, located within a good trading location have continued to attract a wide sector of the market. An open plan unit allows the occupier to adapt the internal accommodation for a range of uses including online retailing, manufacturing and self-storage.
Symonds & Sampson LLP were instructed by John Lamb, Commercial Manager of the UK Storage Company to undertake a valuation for several of their units, all situated in prime trading positions in their respective towns including Yeovil, Bridgwater and Taunton. The project was led by Partner, Simon Clothier FRICS, and Senior Commercial Surveyor, Neville Thorner MRICS, who were also assisted by commercial surveyors George Rogers MRICS and Charlie Snow BSc (Hons).
Neville explains that “The extensive team of in-house commercial surveyors within the firm allows us to deal with large-scale portfolio valuations such as the one recently undertaken for the UK Storage Company. As part of the valuation process, we undertake a significant amount of research into the dynamics of the local markets to substantiate the advice given to our client.
For any valuation of this nature, it is important to fully understand our client’s business. We recognised the company as a national self-storage provider with clear aspirations to expand and become even more dominant within the self-storage market. We wanted to recognise how their buildings are adapted in order to maximise performance and therefore, where and how value is added.”
