Lucy Carnell of Symonds & Sampson in Yeovil may well stake the claim to this title, following an incredibly speedy sale of a property on the outskirts of Bath.
Lucy received instructions to sell a timber office building in an enclosed courtyard in Combe Down, and advised the vendor that our collective property auction would be the method of sale best suited to this unusual property. Particulars of sale were drafted, the legal pack prepared by Battens and a roadside board erected.
That was on the Thursday, by lunchtime that same day, an offer was received; contracts exchanged on the Tuesday, and on the Thursday – just one week after the property had been placed on the open market - the sale completed.
“Thanks to a very efficient vendor and an eager, well organised purchaser, we were able to exchange and complete West Brow Office just a week after the offer being accepted” Lucy comments, adding “I should particularly thank Tracy Neal at Battens for preparing the legal documents and acting so quickly”.
Auctioneer and Senior Partner Mark Lewis was equally delighted with the result, “this demonstrates the efficiency of selling by auction, where a sale can be agreed and completed very quickly where you have the legal pack prepared in advance.”
