There has been speculation that the property market has stopped functioning during the Covid -19 lockdown but we like to think Symonds & Sampson have demonstrated that this is not the case. Our April auction turned over well in excess of £2 million and the total raised at our last three auctions is over £3.5 million with lots in Devon, Dorset, Somerset and Wiltshire going under the virtual hammer.
Auctioneer Mark Lewis has been very pleased with the results: “The auction 24 April was the most challenging as the campaign started during the lockdown and bidders could not get out to see the lots. We were also hampered by the withdrawal of many local and regional newspapers and buyers had to rely on google maps and street view, as well as discussing the lots in the minutest detail with the auction team.
Buyers came from far and wide and bidders were registered from all parts of the south of England and especially London but a number of people from within the region were also successful.
Notable lots were:
Church Farm at Mere, Wiltshire, was a courtyard of barns set in 34 acres. We split the farm into 5 lots and sold prior because it was becoming quite tricky to put the jigsaw of lots together. The overall price agree was 11% above guide.
Church Farm Motcombe was a development site for 6 dwellings. We had been in discussions with a buyer last year but negotiations broke down so we decided to offer by auction. We secured a buyer who exchanged before the sale day. The guide was £600,000.
A bungalow at Uploders Bridport sold, after 31 bids, for £241,000 33% above guide whilst a house at Sparkford sold for £180,000.
A leasehold flat in Zeals Wiltshire attracted the winning bid just 6 seconds before closing.
Land at Winterborne Houghton Blandford sold for £12,700 acre and at Toller Porcorum near Dorchester £14,000 acre.
The most interest however was reserved for land and barn at Martock Somerset. Guided at £75,000 bids increased steadily over a 24 hour period and the winning bid was 101% above guide. There were 52 bids.
