Our sixth property auction of the year on 9 June saw 16 lots offered for sale throughout Dorset and Somerset. Land sold particularly well, as Auctioneer Mark Lewis explains

Strong Land Prices at June Auction

“The auction in Sherborne was well attended by both those living locally, and by prospective purchasers travelling from as far afield as London and Norfolk to bid for various lots. We had a number of telephone bidders and a proxy from a bidder based in Mexico, proving beyond doubt the reach that we as a firm can offer.

“The prices achieved were particularly strong for agricultural land where competitive bidding from both local farmers and buyers from further afield ensured that a fair price was paid. The sale of 4 lots prior to the auction gives us a running total 60% higher than at this point in 2021.”

Notable prices achieved include:

  • Land near Sturminster Newton averaged £15,500 acre (2.62 acres sold for £24,000 acre)
  • Woodland at Matchams Ringwood sold at £10,000 per acre.
  • Land with potential for industrial use at Crewkerne sold for £110,000.
  • A leasehold flat at Chard sold for £56,000.
  • An agriculturally tied bungalow at Gillingham sold for £440,000.
  • A former bakery with PP for second dwelling sold for £420,000.

One of the most popular lots was a ‘knock down & rebuild ’ development opportunity in the Purbecks  (photograph), where 17 bidders were registered bidders and the hammer fell at £326,000, 44% above guide.
