Wimborne traffic was brought to a standstill on Friday 14 June as auction goers descended on the town for Symonds & Sampson’s latest property auction. Ten lots went under the hammer and all sold.
Auctioneer and partner Mark Lewis said “ Many agents are reporting difficult trading conditions but we have not found this at Symonds & Sampson and, if our auction results are anything to go by, there is a lot of demand for properties that are priced competitively. Buyers from the Poole and Bournemouth conurbations are particularly keen for renovation projects but pricing these can be tricky as our results show.
Auction is the best way to establish market price and provides a transparent way of bidding. The beauty, of course, is that on the fall of the hammer the lot exchanges contracts and this surety in uncertain times is a bonus for both buyers and sellers.”
Building plots: A semi detached workshop with planning permission to convert to residential sold for £181,000 (91% above guide), a single building plot in Wimborne sold for £143,000 (68% above guide)
Lots with potential to convert to residential: A detached house in Wareham sold for £452,000 (10% above guide) and a terraced barn at Winfrith sold for £108,000 (54% above guide)

Pre sales: a barn for conversion at Corton Denham near Sherborne sold above its guide of £275,000 whilst a garage in Bournemouth sold for £52,000.
The most excitement, however, was for a property belonging to Dorset County Council a near Dorchester. Penwithen Lodge is a detached 2 bedroom property that requires total renovation. Guided at £75,000 the bidding was frenetic and after 45 bids the hammer fell at £176,000 ( 135% above guide)
