There have been some positive amendments made to the National Planning Policy Framework (NPPF) which have helped with a variety of applications especially in the more rural areas. It also helps that parts of Dorset Council and also South Somerset District Council are still short of their 5 year housing supply meaning that speculative applications for housing on the edge of sustainable villages are providing great opportunities.

Class Q conversions of agricultural buildings to dwellings are still going strong, however, certain Local Authorities are proving trickier than others.

The maximum size of agricultural building that can be built under permitted development has risen from 465 sqm to 1,000 sqm which has made life a lot easier for a number of clients over the last 12 months.

If you have an existing S106 or S52 planning agreement in place now is a good time to seek their removal.
