Several farms across the region are coming to the market with Symonds & Sampson this summer.
Holcombe Farm, 363 acres of productive arable land with some pasture downland and woodland in the Piddle Valley has just launched and we have a 425 acre farm in the Bride Valley coming soon. Also coming are a 150 acre small estate in the Purbecks, 100 acres with planning near Westbury, a 90 acre farm and racing yard in the Axe Valley, an 80 acre farm on the edge of the New Forest, 86 acres of arable land at Thornford and 54 acres of pasture at Leigh, both near Sherborne and 55 acres at Gillingham.
Currently available is Little Coombe Farm, a 201 acre residential stock farm with period farmhouse and barns near Bridport, Draycott Farm, a 90 acre farm near Yeovil and 132 acres of arable and pasture land at Halstock, all of which have received a good level of enquiries. Various other smallholdings and land parcels are available or in the pipeline.
These follow an active spring where a number of transactions have already completed, such as a 175 acre farm at Hawkchurch, Axminster and 170 acre farm at Okeford Fitzpaine, Blandford.
Andrew Tuffin, Head of Farm Agency, says the land market in our region remains robust. We have seen an increase in new applicants registering to buy farms and land this year and supply has started slowly, possibly due to the wet spring and Brexit. There are a number of investors and farmers with rollover money from development entering the market and in our region a concentration of progressive dairy, livestock and mixed farmers. Add in residential buyers attracted to our picturesque and accessible countryside and it makes Dorset, Devon, Somerset, Wiltshire and Hampshire a desirable place to own a farm or land. In 2017 we sold over 4,000 acres achieving on average 104% of the guide price and many of the underbidders registered with us remain in the market.
The range of values however is widening so it will be interesting to see what happens with more land now finding its way to the market.
