The first anniversary gift is traditionally made of paper but for one lady, buying 3 acres of pasture land in Devon was a far better way of marking the occasion. Mark Lewis reports on a highly successful auction in Axminster.

The land was one of the properties sold at our auction on 19 May in Axminster.  Partner Ross Willmington  was pleased with the way the results of the sale,  “ We were offering lots in Devon, Dorset, Somerset and Hampshire and, as usual, we drew a large crowd in the room but also bidders joined the auction online and by telephone. The phone bidders were particularly successful including one bidder joining from Zurich.

“The price of small parcels of land continues to surprise us and it is difficult to value especially if there is woodland and water. Pop a caravan on the site and interest accelerates.”

Notable prices achieved included:

  • Woodland selling between £7,600 - £20,000 per acre
  • Land in Hampshire selling for £41,000 per acre
  • A house for improvement near Ilminster selling at 10% above guide
  • A house at Stoke Abbott, Beaminster selling at 32% above guide (main picture above)
  • Land at Branscombe selling at nearly £54,000 per acre
