About Commercial Sales

Much of our work has traditionally come from the reuse of rural buildings and diversification projects but recent instructions received by the firm now encompass more mainstream commercial work, including commercial disposals and acquisitions, tenancies and rent reviews.

All sectors of commercial work including retail, office, industrial and warehousing have recently seen greater levels of demand than throughout the previous decade, and this demand has been associated with rising rents, increasing sale values and new developments. Demand for commercial investment property has grown considerably with private and family investors competing with the corporate sector.

Symonds & Sampson have been pleased to act for South Somerset District Council in the successful disposal of a former residential care home, and our Planning Department then assisted the purchaser with an application for Change of Use. This sale was co-ordinated with our residential sales department, which greatly increased the potential market and helped to achieve a full market value.

With a range of agricultural buildings at Woodsford, Symonds and Sampson obtained full planning consent for change to commercial use prior to marketing, and we were able to find suitable tenants at a rent considerably higher than agricultural rental values.

Manor Farm Buildings now Hinton Business Park near Blandford saw Symonds & Sampson (Agricultural Division) obtain a DEFRA grant on the redundant buildings. Our Buildings Survey Department is overseeing the building contract to convert the original farm buildings to 13 Office Business Units. Our Commercial Agency Department has negotiated a number of pre-lets prior to completion of the project.

Further wide-ranging sales and lettings have been recorded. These include a pet food business, waste/recycling plants, investment property, commercial units, office suites and shops. Further instructions for the disposal or letting of property are being received regularly.

As rent reviews return to fashion, based on strengthening confidence and higher rental values, we have achieved some notable successes both for Landlords and Tenants. These include shops and offices, industrial units and rural business units.
