Tenacy Deposit Scheme or Deposit Protection Service

Sharp price rises for Landlords have been predicted which is why we are very pleased that we chose the Deposit Protection Service (DPS) when the law changed in 2006 making it against the law for landlords to hold tenants deposits

The Association of Residential Letting Agents (ARLA) have warned Landlords and Letting Agents using the Tenancy Deposit Scheme (TDS), that sharp rises in costs are expected this year mainly due to the huge increase in disputes over the last 12 months. The TDS allows Letting Agents to pass on their extra costs to their clients.

Rachael James from our Sturminster Newton office says "The DPS is completely free of charge for all parties and very straight forward. No Legal costs or extra expenses for Inventories are charged to the Landlord or Tenant. The Tenant also receives interest when the deposit is returned.

"It is very rare for Symonds and Sampson to experience any deposit disputes. We carry out a detailed schedule of condition by a licensed inventory clerk and our Tenancy Agreements are written by the top lettings Lawyers in the country.
