With energy prices expected to rise considerably in the future, many people are looking to harness natural resources to heat or power their property. Not only are they looking to save money and stop wasting energy, but with 40% of the UK's man made CO2 emissions coming from our everyday use, there is also a chance to save the planet. But will it add value to your house?
Below are some ways to generate your own energy.
Ground Source Heat Pumps: these use pipes buried in the garden to extract heat from the ground, usually used to pre-heat water for radiators or for under floor heating systems. Costs roughly £7,000 - £13,000. Saving on electricity £840. CO2 savings 6 tonnes.
Solar Electricity: captures the sun's energy through photovoltaic cells and then runs household appliances and lighting. Costs around £8,000 - £14,000. Saving: a 2kwp system could provide 40% of a households yearly electricity needs.
Wind Turbines: harness the power of the wind helping power lights and electrical appliances. Costs for roof mounted £1500, larger masts £11 - £19,000. Savings 2.5kw turbine saves £380 and 2.6 tonnes of CO2 a year.
Photovoltaic Solar Power: produces electricity which can be used domestically or fed into the national grid. Particularly well suited where a grid connection would be difficult. Costs £5,000 - £8,000 per KW. 2kw saves £150 - 200.
If you are considering any of the above, think about the following:
Planning Permission may be required but definitely for listed buildings and conservation areas.
VAT may only be 5% on some energy saving materials.
Grant Aid may be available (maximum of £2,500) from the Low Carbon Buildings Scheme.
"Will any of this add value to my property?" We believe that it depends how up to date and efficient your system is, how easy it is to maintain and whether it is obtrusive.
Take advice from an agent before you spend, what is a significant investment. You may need to stay at the property for 10 years to recoup part of the costs.
