I went to my 1st property auction at the age of 16 in 1962 when I'd just started working for a London firm of agents, Goddard & Smith. It was a hugely stuffy affair - quite frightening really and designed, like so many others I've attended since, to shut out the lay person and leave the real business to the usual cronies.

Yours was a revelation. Nobody in the room could have been afraid to bid - everybody was at their ease in an almost party atmosphere. The breaks in the bidding, although engineered as a ploy to get people to consider their options, really worked and I've already written that nobody, even those who perhaps may have paid slightly more than they intended, would have begrudged the fact.

I am writing concerning the sale of my father's house which has just been completed. I am delighted to say the service I have been offered has been excellent throughout.

The sale was, I think, rather more complicated and challenging than most. As well as issues to do with the state of the property that arose from the survey, there were a string of legal problems. Karen and Sue handled the negotiations with considerable skill throughout. At a time of financial crisis many purchasers are understandably nervous. I have little doubt that without the very careful support that the sale would have fallen through.

Now that the above contract is complete, except for some minor snagging works, the governors and headteacher have requested me to write to you and your team, to thank you for your contribution to the above contract.

As you know this project was completed very speedily, well within budget and with a minimum disruption to the School. Furthermore the end result has delighted us all.

We are aware of the vital part that you and your team have played in this process and hope that we will be able to work again with Symonds & Sampson on future school projects.

A belated word of thanks for your time and advice on the matter of disposing of The Forge. I have contacted the young man who had previously expressed an interest in purchasing the building, and he and his parents have responded in a very positive manner. A surveyor has looked at the building on their behalf, and they are clearly interested in the premises. Whether or not they will meet the price remains to be seen. If they do not I shall simply work my way through the remaining interested parties, before coming to you to assist with the sale. It has been a great help to be able to offer the building on first refusal at a named price arrived at by a competent professional.

I shall let you know how matters develop,and assuming a sale is made, I would like to pay you for your time and professional services in this matter. I know that you have said that a market valuation is free, but if I make a sale as a consequence of your judgement, I would like to reward you for it.
